High Yield Investment Properties in Germany
Our High Yield Portfolio includes properties for the experienced investor. High yields – we mean yields greater than about 9% – are usually realized only by real estate with some risk or blemish, which forces the seller to part with their property at a price lower than would otherwise be expected for a similar object. The risk might be easily assessable and result mainly from lack of long-term tenancy agreements. But it is the investor’s responsibility, as with any real estate investment, to assess the risk, and to determine whether the property is only slightly blemished – perhaps a hidden gem – or, indeed, rotten to the core.
Real estate promising high yield on initial investment sometimes requires an additional investment to make it useable, profitable or resellable. A successful investor in high yield real estate might be able to take profitable advantage of a property bargain if, for instance, he or she possesses experience or technical knowledge pertaining to the specific property type or asset class that would enable them to improve the property or convert it to a new use. A discerning investor might also recognize good value based on an assessment of the property’s location, or knowledge of relevent governmental or private development plans.
